CAGAYAN DE ORO CITY, Jan. 4, 2011—Professional Italians from Rome have invested in the first “green” condominium building in this part of the Philippines.
The P200 million, 10-storey Primavera Condominium building, which was designed by Italian architect Romolo Nati, boasts of being the first environment-friendly condominium building which uses natural and eco-sustainable materials based on the principles of sustainable architecture.
Nati said that Primavera, which have 138 residential units, is designed to be energy efficient and will be partly powered by Solar energy.
The building has solar panels installed on its roof for renewable energy production; green inner courtyard to increase natural ventilation; units cross ventilation for indoor heat reduction; and shelters for
heat shadow reduction.
Overall, the building itself boasts of a 20 percent reduction in energy consumption.
Nati had also invited two of his friends to scout Cagayan de Oro for investment opportunities.
Lawyer Francesco Consalvi and journalist Cristian Marri of the National Geographic said they have personally invested in Primavera by buying three residential units and one commercial unit in the Primavera project.
Speaking for himself and for his friend Marri, Consalvi said they decided to invest in Primavera because “it is a very interesting project.”
“We very much like the project because of three reasons: one, for its “green” features; two, it is very close to tourist attractions like whitewater rafting, diving, zipline aside from the city having sea and air ports and is very close to the soon-to-be opened international airport in Laguindingan; and three, the city is growing very fast because people here like development so much,” Consalvi said.
Consalvi said that he, Marri and Nati have decided to also invite other Italians to come and invest in Cagayan de Oro.
He said that it is good that Italians have started to find the city attractive not only for investment but also for rest and recreation, which are come-ons for tourists.
But the best come-ons for Italians for invest and live in a place are the Italians themselves who are already living in the city.
“Like Filipinos, Italians are very scared to invest in places where there are no Italians. In order to bring Italian investors and tourists to the city, there have to be Italians already living or investing here,” he said.
“And we are very lucky because we are first Italians here,” added Nati, president and chief executive officer of the Filipino-Italian real estate company ItalPinas which, in partnership with the Pueblo de Oro
Development Corporation, is building Primavera Condominiums.
ItalPinas is a state-of-the-art professional company engaged in real estate investment development, architectural and design eco services.
On the other hand, Pueblo de Oro Development Corporation is owner-developer of the 360-hectare Pueblo de Oro Township (which is literally translated to Town of Gold). It is a member of the ICCP Group, a group of companies primarily engaged in investment banking and direct investments, property development and services, and is a joint-venture between Regatta Properties, Inc. (RPI) and Beacon Property Ventures, Inc. (BPVI). RPI is a
wholly-owned subsidiary of the Science Park of the Philippines, Inc.(SPPI)
Primavera, which is located in the Pueblo de Oro township, an uptown commercial and residential complex in the city, is expected to be sold out within 17 months, Nati said. (Bong D. Fabe)
